Petronas Twin Towers

Height: 1,483 ft (452 meters)
Owners: Kuala Lumpur City Centre Holdings Sendirian Berhad
Architects: Cesar Pelli & Associates
Engineers: Thornton-Tomasetti Engineers
Contractors: Mayjus and SKJ Joint Ventures
Topping Out: 1998
Official Opening: August 28, 1999

The Petronas Twin Towers (also known as the Petronas Towers or Twin Towers), in Kuala Lumpur, Malaysia are the world's tallest twin buildings.

Tower One is fully occupied by the Petronas Company and a number of its subsidiaries and associate companies. The office spaces in Tower Two are mostly available for lease to other companies. A number of companies have offices in Tower Two, including Accenture, Al Jazeera English, Bloomberg, Boeing, IBM, Khazanah Nasional Berhad, McKinsey & Co, TCS, Krawler Networks, Microsoft,, Newfield Exploration and Reuters.

Skybridge

The towers feature a skybridge (constructed by Kukdong Engineering & Construction) between the two towers on 41st and 42nd floors, which is the highest 2-story bridge in the world. The bridge is 170m above the ground and 58 m long, weighing 750 tons. The same floor is also known as the podium, since visitors desiring to go to higher levels have to change elevators here. The skybridge is open to all visitors, but free passes (limited to 1700 people per day) must be obtained on a first-come, first-served basis. The Skyway is closed on Mondays. Visitors are allowed to go only on the 41st floor as the 42nd floor is used only by the tenants of the building.

The skybridge also acts as a safety device, so that in the event of a fire or other emergency in one tower, tenants can evacuate by crossing the skyway to the other tower. However, the total evacuation triggered by a bomb hoax on September 12, 2001 (the day after the September 11 attacks destroyed the Twin Towers of the World Trade Center in New York City) showed that the bridge would not be useful if both towers need to be emptied simultaneously, and the capacity of the staircases was insufficient for such an event. Plans thus call for the elevators to be used if both towers need to be evacuated, and a successful drill following the revised plan was conducted in 2005.

Elevator system

The main bank of Otis elevators is located in the center of each tower. All main elevators are double-decker with the lower deck of the elevator taking passengers to odd numbered floors and upper deck to even numbered floors. In order to access an even numbered floor from ground level, passengers are required to use an escalator to access the upper deck of the elevator.

From the ground floor there are three groupings of elevator. The "short haul" group of 6 elevators take passengers to floors between level 2/3 and level 16/17. The "mid haul" group of 6 elevators take passengers to floors between level 18/19 and level 37/38. There is also a set of shuttle elevators that take passengers directly to levels 41/42. In order to get to levels above 41/42, passengers are required to take the shuttle elevators and then change elevators to the upper floors. These connecting elevators are placed directly above the elevators serving levels 2 to 38. The pattern now repeats with the upper levels, one set serving levels 43/44 to 57/58 and one set serving levels 59/60 to levels 73/74.

Apart from this main bank of elevators, there are a series of "connecting" elevators to take people between the elevator groupings. Unlike the main elevators, these are not of the double-decker type. Two elevators are provided to take people from levels 37/38 to levels 41/42 (levels 39 and 40 are not accessible as office space). This avoids the need for someone situated at the lower half of the building to go down to the ground floor in order to gain access to the upper half of the building.

The elevators contain a number of safety features. It is possible to evacuate people from an elevator stuck between floors by manually driving one of the adjacent elevators next to it and opening a panel in the wall. It is then possible for people in the stuck elevator to walk between elevator cars.

During an evacuation of the buildings the shuttle elevator is allowed to be used. This is because there are only doors at levels G/1 and levels 41/42 therefore should there be a fire in the lower half of the building, this enclosed shaft would remain unaffected.

"The World " Island

The World involves the creation of over 300 man made islands that are designed to represent the world map. The islands will be built in the shape of the world map, and each island will represent a country (for example England). There are four protective breakwaters on the outer perimeters to provide shelter from long and cross-shore waves. The inner breakwaters will be a submerged reef and the outer breakwaters will be above the water.

Investors will have the freedom to create their own personal vision on the islands for private or commercial use, whether it is for leisure, residential or tourist developments. Indeed, the fantasy has no boundaries and investors can have their own hotels, golf course, hotel apartments, palace or even country side house, etc. … The 300 islands will be offered for sale on a freehold basis to selected investors only. Construction on The World is round-the-clock, 24 hours a day, seven days a week.

The World will measure approximately 9km in length and 7km in width. It will add 232 kilometres of beachfront to Dubai’s coastline. The average distance between islands is 50-100 metres, with an average depth of water in the navigation channels from 11 to 16 metres. The World will be a sophisticated network of islands, with a series of waterways, canals and lakes to enhance the overall design. The World will be visible from space by satellite.

All 300 islands will only be accessible by marine or air transport (helicopters), with world-class marinas to berth boats, yachts and cruise liners. Two mainland marinas will service The World. Four hub islands in The World will service the islands. Two main ports (the fishing ports of Umm Suqeim and Jumeirah) will serve these 4 islands where boats, yachts and cruising ships can anchor.

On the world there will be small exclusive resorts with limited number of villas and apartments like The Jasmine Gardens project in Thailand.

The Palm Jebel Ali

The Palm, Jebel Ali is located 20 km outside Dubai, in the direction of Abu Dhabi. Fifty percent larger than Palm Jumeirah, Palm Jebel Ali will be a dynamic destination for those looking for the exclusivity of Palm Island, but with even more access to the marine environment. The completion date is estimated to be around the first quarter of 2009.

Like The Palm Jumeirah, The Palm Jebel Ali is based on the shape of a palm tree, with a ‘trunk’, 17 ‘fronds’ and a ‘crescent’ forming the breakwater. The Trunk will become the Las Vegas of Dubai. It was created with a vision of becoming an unparalleled getaway and nightlife destination for residents and visitors alike, with an array of luxury themed hotels, entertainment centres, restaurants, clubs and shopping centres.

The developers have decided to keep the same specifications for Signature Villas, Garden Villas and Town Homes on The Palm Jebel Ali as exist on The Palm Jumeirah. However, their disposition will be different on Palm Jebel Ali, and the fronds will start with the town homes, followed by the garden homes and then at the end of the fronds and at the best location the signature villas will emerge.

Moreover, The Palm Jebel Ali will comprise water homes built on stilts that spell a poem written by His Highness Sheikh Mohammed bin Rashid al Maktoum the ruler of Dubai. The apartments will be built on the crescent.

It will take another 2 years for the owners to move on Palm Jebel Ali. Nevertheless, the demand and the prices have gone up tremendously in the last month. All villas and water homes have been sold out a long time ago and the resale market is already booming. A lot of interested people, who missed out the opportunity to buy on The Palm Jumeirah, are trying to purchase on Palm Jebel Ali.

The Palm Jumeirah

The Palm Jumeirah is the world's largest man-made island. It associates the dream of living on the beach, in the sunny weather and owning an exclusive property designed in all possible modern techniques. The Palm Jumeirah is in the shape of a palm tree. It consists of a trunk, a crown with 17 fronds, and a surrounding crescent island that forms an 11 kilometer-long breakwater and is 150 meters wide.

The island is 5.5 kilometers wide and goes deep into the sea by 6 kilometers. The crown is connected to the mainland by a 300-metre bridge. Over the next 2 to 3 years, as the tourism phases develop, The Palm Jumeirah is touted as soon to be one of the world’s premier resorts. The Palm Jumeirah adds 120 Km to the coastline of Dubai.

The Palm Jumeirah is primarily a retreat and residential area for living, relaxation, and leisure. It will contain themed boutique hotels, three types of villas (Signature Villas, Garden Homes, and Town Homes), Shoreline, Golden Mile and Marina apartment buildings, beaches, marinas, restaurants, cafes and a variety of retail outlets.

Town homes will be on the intersection between the sides of the trunk and the beginning of the fronds. On the 17 fronds Garden Homes and Villas are emerging out of the sand and water. With the Atlantis Hotel on the farthest point of the island, and its several attractions like the fairy tale world, it will certainly be the hottest hotel in Dubai. You can reach it thru a tunnel from the end of the trunk.

With the beginning of the handover of shoreline apartments and villas, the demand, interest and the prices of properties on the Palm Jumeirah has increased tremendously. Indeed, Palm Jumeirah is coming to life as the first owners have already moved to their properties, defying all the bad rumours that haunted this project.

The dream of living by the sea and on the sea as well finally becomes a reality. To live here is to carry out a way of life granted to those who are sharp and adventurous, and thus your address at The Palm Jumeirah reflects your success, and will bring you respect and admiration in equal measurement. World famous celebrities, such as Formula 1 driver Ralf Schumacher and England’s football captain David Beckham, have already bought villas – and did so even before the island was created.

Durrat al Bahrain

The Gulf is earning a reputation for its flurry of extravagant developments, fueled by tremendous oil revenues. The scale of the project is matched only by its difficulty, none more so than the creation of man-made islands to house new real estate and tourism developments.

As with most things, the trend was set by Dubai. The Palm concept (commissioned by Sheikh Mohammed and developed by Nakheel Properties) in 2001, was soon copied by Durrat al Bahrain (owned by the Durrat Khaleej Al Bahrain Company, a JV between the Bahrain government and Kuwait Finance House, developed by Tameer). When economical prospects meet national pride, no effort is spared.

Size does matter Simple figures can make you dizzy: the three Palm islands (Palms Jumeirah, Jebel Ali and Deira) form the largest land reclamation project in the world. The Palm-Deira alone should eventually cover an area 46.35 million sqm, larger than Manhattan, and house over a million people. Each of the three islands is in the iconic shape of a palm tree and will add 360km of beach front to the Dubai coastline.

The Palms will be home to over 100 luxury hotels, four theme parks and all the other expected facilities. The project should be completed by 2015, but the Palm-Jumeirah first phase was on the market in January 2003 and the whole project sold out in only 72 hours; residents began moving in at the end of 2006.

The $6 billion Durrat al Bahrain development will consist in 13 man-made islands (six atolls, five petal fish-shaped islands, a crescent-shaped island and a standalone five-star hotel island) covering a total of 20 million square meters. A marina, a 18-hole golf course, spas, restaurants, shopping centers, aqua parks, an exhibition center, a yacht club, are some of the facilities expected to attract 60,000 full time residents in addition to some 4,500 visitors a day. Set only 35 minutes away southeast of Bahrain's capital with access through 12 bridges, Durrat al Bahrain will eventually be 30 percent larger than Manama.
